Sometimes they raise prices based on the data, and sometimes they drop those same prices, even dramatically, when the data says to do so.

I was raised in the land business and sold land exclusively for many years.

I suspect that number might be raised.

If you care and it bothers you, raise their rent another $500/mo for the hassle.

I have it raised for $25 on 1/1. 

@Tod DuBois couple of thoughts:1) If you're getting that many leads - raise your price!

I'm only saying they're not as prevalent as the ones that do not cash flow.I think you raise a great point Max, not the one your stating but the underlying that brings one to say or think such which is this "rainbows n fairy-farts" fantasy that there is some plethora of "ATM" investment real estate out there. 

We took a break raising our kids and then I got much more into REI starting in 2015.

My payment after was 3461 rents 6350(with new tenants coming in I raised rents in apts 2 and 3 to 1800/1850 respectively.  

As someone actively investing in STRs and looking to scale, this raises some concerns for me about the long-term viability of this strategy.I understand the tension between hotels and STRs, especially in popular tourist destinations, but I’m curious:How real is this threat?
