Once a court grants you "unlawful detainer" you are on your own to collect back rent and damages from the tenant.

That ugly thing is the punishment that this site automatically dishes oput for people who don't like avatars.

Duh, let's further punish someone who has had a crime committed against her.If someone needed to break a lease so as to move to another place that hopefully the perp didn't know about, I'd likely let them.

If one of my employees, when I was a manager, messed up, and they did, I didn't even get upset, I would just send them home as "punishment". [ note that I did not dictate their salary at the time, the corporation did. and I felt they obviously needed that little paycheck, and did not get terribly upset for their mistakes ]The point was that the banks, while a payment from a different source might be considered a constructive notice, have put in place systems [ computer / minimum wage worker ] that intentionally ignore it anyway.

Or whatever it is called in that area when the occupants aren't tenants on the lease (i.e. unlawful detainer, ejectment, etc.).

Penalties/punishments are a deterrent, but the $$$ does seem to be available to those that want to work.

I would at least then no longer be getting punished for pursuing my dream.

As an aside, while there were certainly bad actions on the part of mortgage brokers, the punishment exceeded the crime from what I personally heard about.b).

Selling a property and leaving the loan in place isn't unlawful.

After talking with people, my ear gets filled with justifications.From a black and white perspective, it's unlawful, licenses get revoked, and judgments are served.
