Properties in most areas are subject to re-assessment by the local taxing authorities so the NOI has to be tax-adjusted before you use it to calculate the market value.I then plot the market value every quarter on a chart that allows me to show my investors the "hockey stick" effect of our value-add program as the increasing NOI effects the property value.

FHA is a way I would go, and in the future the GNND program as well (but that would have to be a single family which I live in for three years and sell after).

HI Deanna,If you were in the miltiary you guys both have one of the best programs available in the financing world to create wealth if used correctly, VA financing.I am a big advocate of use of the program as a financial planning tool since its advantages are so much greater than other programs non service members have access to like FHA, conventional, and such.

Fair housing doesn't apply to the program as long as you are fair and consistent to every section 8 renter and turn them all down.
