Also, the fees plus being a forced buyer with a deadline on a 1031 exchange may negate the small tax savings.

Timing is key—catch a hot market or a great 1031 exchange opportunity.

Just note that you guys may end up in what I call the "1031 exchange until you both die" cycle.

Does anyone have any experience with doing a 1035 exchange between permanent insurance policies/companies?

Made up numbers for concept: you bought a 100k property with 20k down, after 10 years you sell it for 200k, now 120k+ cash, 1031 exchange it into a 500k property.
