New Jersey is not a horrible state for investing it is more so certain towns and cities that give NJ a very bad name. 

So far, so good.  

My sister lives in Lee’s Summit, so I’ll have family nearby to help navigate the local scene.

The rate will also be higher so it makes it more difficult to hit the DSCR 1.2 or 1.25 ratio.

Almost all mortgage loans these days have Due on Sale clauses, so it comes down to A) whether they find out (usually from changes in the insurance policy), and B) whether they choose to call the loan.

Non performing assets are why the notes are so cheap and give great returns. 

If so, you can add the value to your property more effectively.

If you can find an investment that pays for itself, you won't be so nervous about investing.I also recommend you educate yourself on how to manage well.

So, we hope that the area can soon recover but it looks like a lot of the owners will be converting.
