This gets irritating especially since you spent over 1 hour just waiting to talk to someone, now you are frantically trying to contact the tenant to go out and look at the system, or appliance.  

When you explain to them that there is a process and that you must do your due diligence they become irritated and start back into (their) "the story". 

But here is where things started to get me a little irritated while i may be young i have joined a MLM company in the past while i tried it just didn't work out for me. 

I have a policy of never being out of contract, much to the irritation of my escrow people and agents.

The IRS is irritating but not stupid enough to allow someone to convert a property when FMV is below their original purchase, and then conjure up a tax loss, surely that makes sense.Sell the house.

If that's the case it's still a very irritating and unreasonable way for him to do business, and a clear breach of contract, but I can accept that reason without a lot of animosity.  

A reasonable consideration and back and forth is fine but total inflexibility is going to continue and it irritates me.

Spoke with 4 people who responded to my yellow letters, which I consider a success in itself just because of the response rate I am getting and it is great practice.One was slightly irritated and wants off the list.2 spoke really poor english and were very hard to even figure out what street the property was on or who I was speaking to....one wants off the list and one wants 20k more than the property will ever be worth.One actually seems motivated and the call went really well......I asked the right questions and got the right answers......I go see the property this weekend.I also listened to 2 podcasts, re-read an article about Dodd-Frank and the SAFE act which made me decide that lease options aren't anything I want to do (or even can do) in Texas.
