I'm sure that I wouldn't have found out for several years because the toughness of the EPDM material would have masked the underlying problems for a long time.I took a hundred digital photos of the tear off, the problems found, and all of the new sheathing being installed.

The photo might look ok, but a quick check on Google Earth showed neighboring properties with untended lawns, peeling paint, rusting trucks, and cracked pavement.
