I'm sure that I wouldn't have found out for several years because the toughness of the EPDM material would have masked the underlying problems for a long time.I took a hundred digital photos of the tear off, the problems found, and all of the new sheathing being installed.

I will say I definitely understand why so many investors start out doing more work themselves and then peel back from it. 

I’m not sure how long ago it was painted, but I can’t imagine it’s going to last too long before peeling off.

I use Cabot semi-solid stain ...it never peels, just eventually wears off.

The photo might look ok, but a quick check on Google Earth showed neighboring properties with untended lawns, peeling paint, rusting trucks, and cracked pavement.

Usually there’s a hole, something is peeling, and owners (not that you’d do it) have a nasty habit of laying down sheets over sheets over sheets.

Super easy... build relationships with trusted and reputable companies in the industry.But let m ask you something ?

The fact that I eventually want to own buildings, and that I will end up living in or near the Phoenix market, it seems like a no-brainer to at least peel off one of my 7 units to test out this market and new venture.  

However, black mold was found behind washing machine on drywall that was behind slightly peeling vinyl baseboards.
