If they are adjusting the amount they can lend because the margins are too thin or telling you the deal metrics are not checking out it is likely due to the expected earnings not being sufficient. 

Increase your earnings, reduce expenses, save up, and invest.

Doing a quick peak there is not enough photos and they are not professional.

They choose to because we earned it.

I see people without capital being encouraged to increase their credit card limits to incur  $20 -40k debt which they are told they’ll “earn back” in the first one or two deals they do.  

However, finding this thread is an even bigger sigh of relief for me, as it shows that I'm definitely not missing out on anything by not giving this guy my hard earned money.

If I see a listing come up that I want access to ASAP, their value is earned by getting me in and drafting the contract as fast as possible.

Many, but not ALL are only focused on the commissions he/ she will earn and not focused, on your best interests.

Those who have figured this out have earned my firm's business; I'm not willing to be held hostage by 'process.'

You have to earn a mentor by showing up a lot and then your mentor will appear.
