If the out going tenant puts multiple holes into the walls and therefore makes the property un-rent-able until the holes are fixed, is the out going tenant responsible for the loss in rent income ( 1 month) and can it be deducted from the Damage deposit.

Many people have told me to just how lawns so that I can work on my own time but honestly I'd rather be working at a place such as McDonald's or a retail store because if not only teaches you great social skills which I lack and need to get better at but it can make you more outgoing and make you more confident around strangers.

It sounds to me as if the incoming tenant paid the outgoing tenant a fee to move early- this disrupted your schedule, which you agreed to without mention of additional compensation to you.

Since the 1st lease and original security deposit was taken, many different tenants have moved in and out - each paying the outgoing roommate for their part of the security deposit so the LL wouldn't have to get involved and they'd always remain "whole" (we were instructed to do so by LL).
