we have had record year last two years in the following.1. new construction2. flipping in the sub 250k range in secondary cities3. land flipping 4. land development for sfr and flip to national builders.No slowing down in 25.what we dont do or did do was rentals.. everything but. 

As an agent who has successfully helped over 25 house hack buyers in the last in 4 years, and have sold over 500 properties in my career, what you are looking for, in the price range listed simply doesn't exist. 

Long term $ can range from 6's-10% range depending on all types of factors - LTV, location, unit count, debt coverage, borrower strength, full doc or lite doc programs, etc..

I’m planning to do this for 3 multifamily properties all located in MA, each ranging from 2 to 4 units.

Our investment to value (ITV) in the notes we purchase is usually in the 50-60% range, a significant amount of equity to protect our position and our private capital position.
