The land taken is a 50 foot wide NG easement across my personal 125 acre farm where I also live. 

@Jane Ng on a SFH rental I would encourage the tenant to take care of items like that.

It has a boiler/hydronic heat that scared most away, but we were able to raise the rents much higher to compensate for any NG billing since.

Cash flow properties may be harder to find in Howard County (although certainly not impossible), but just crossing over into SW or Western Baltimore County you should find good opportunities for investing and still make your commute to NG doable until you are financially free.
