The same goes vice versa.But generally, it's best to go with the local expert, as he probably doesn't know a damn thing about Modesto so you will be relying on your own local knowledge of the neighborhoods, crime rates, and service providers (contractors, title company, home/pest inspection, etc.)Hope this information helps.

Not sure what duplexes are going for in Modesto, but the FHA has limits posted for 2017 as to how much you can borrow with an FHA loan to buy a duplex. https://www.fha.com/lending_limits
