I’ve been testing out some AI tools that automate video creation of me with the app called heygen (which has been helpful for saving time).

I’m a broker based in Charlotte, NC, and I work with Compass to support investors in maximizing their growth strategies.

I currently do not have enough funds to fund a down payment and am trying to find the most efficient way to save.

One developer I worked with built smaller homes around a central courtyard, and buyers appreciated the balance of affordability and community.In San Diego, where I’m based, density has taken a different shape...like ADUs (Accessory Dwelling Units) that maximize land value.

Its not tricky, it just takes discipline to save $.

These were investments, the value of the assest are there, its the liquid that ran short and had to resort to credit cards to fix up the propertyYou spent $50k from savings, borrowed $50k from a 401k, and are paying it back over five years at around 7.5% interest, then borrowed another $40k from credit cards and are paying that back at around 8% interest, maybe more.

Or can you still run everything through your personal return (just want to make sure that I can deduct things such as HOA fees which I can do if it is a rental).2) If I do decide to run everything thru my personal tax return (save on LLC fees), should I at the least set up a separate bank account to track costs separately?
