Investment Info:Single-family residence fix & flip investment.

some like to fix and flip some like to hold for cash flow, figure out which you like and take it from there  Monthly...so guess rentals.

I also know a guy that does a lot with creative financing on the I-5 corridor but he is mostly Wrapping them or fix and flips. 

Also deciding if you want one that needs work or is fixed already.

I was looking into fixing up and renting a single family home but I just want to make sure I’m starting off correctly.

You lose all of the control and these are long term investments - but in my experience the returns match what I had on the active real estate and I am hiring professionals to manage the assets.  

The seller is currently doing the cosmetic fixes (updating paint for cabinets, new carpet, paint). 

Specific example,  I tell all my owners that any minor repair less than $150, i will fix for free.   

I am not sure what the availability of cleaners in that area so I would spend time right now see what is there before committing to a property.Also, if you are spending 2k a year on fixing or replacing stuff, you are getting the wrong guests.
