It’s awesome to see your excitement @Joe —this journey can truly be life-changing.As someone who started out while serving in the military, here’s some advice I wish I had early on: take action, even if it’s small.

We purchased it off market, as-is, and as it was our personal home, we renovated over time.

Raising money is all about marketing and sales (not real estate specific) so either hire marketing agency and read sales books, or hop on some LinkedIn courses on marketing and sales.Not sure the legal structure to use: talk to accountants and attorneys.Need deal flow: talk to brokers and go to a lot of networking events.Lending terms: start calling banks and loan brokers.From there, it is all risk mitigation.

Next, side by side duplexes are a Unicorn in the NE Ohio market.

most land has more than 6 months supply which means it's a sellers market. that's the same in our main market in Columbus Ohio and miami florida as well where I relocated to.
