My point is, it’s a massive undertaking to rehab that many units, unless you have lots of manpower, money and time on yours hands.

My biggest challenge was the man power and the locals, I came from a totally deferent mentality and I had hard time to find trusted professionals and understand who my tenants are.

They could serve notice via publication, but most of the large loan servicers that handle this kind of transaction don't have the manpower to investigate these things and the houses sit as "zombie homes" for years.I decided to do my own research and see if there were any other heirs or beneficiaries named.

Most smaller subcontractors that I know do not have the manpower to sit on permits so there is a bit of a government forced time delays with permitting.

I would agree with the architect part, they try to make everything pretty on drawing, even if it will cost you a 16"x16" beam on the design, then they will say the beam is too big, they don't really think about costs too, and often their manpower estimates are way off.

I am looking for somewhat experienced partner(s) who could use the additional manpower and technical background to navigate deals.  

Chances are the courts aren't going to force entry into each rental, primarily because they're likely occupied, secondarily there isn't enough manpower for that.

The challenge is not finding the deals but right now finding the man power time to get them to get them ready.
