I am planning on not resigning my lease and starting of my RE venture. 

In the multi unit buildings I put on lease "Each tenant shares responsibility for removing snow and salting on both walkways and sidewalk infront of property" and I have them initial before we execute lease.

The same also applies when considering a lease renewal or temination. 

I always just explain nicely that it’s my company policy to deliver the required notice and collect the late fee as per the lease every time rent is late, no matter what, sorry no exceptions for anyone as I treat everyone equally and adhere to the lease agreement that we both signed.

Or just require a full year lease to students?

After a snakeable back up in another property due to tampons I added to my lease that tampons won't be flushed and if they are it would be their responsibility to pay for repair.
