Other option would be to sell one of these homes and buy a single family home on a larger, flatter lot with more potential to build, but then I lose these great mortgages I've got.

The houses get beat up far more than say a 1 bedroom apartment because they are larger households occupying them and in many instances additional family members not on the voucher live with them as well without the landlords knowledge.

we have to have pre sales my bank will only give me a certain amount of spec loans but unlimited amount of pre sales. its the only way to keep velocity when you have a larger project like us ( 90 homes) We have been blessed no questions about it.. we made some critical decisions when we started that now look like genius moves :)

I invested with ODC fairly recently for some of the same reasons many others have, Brandon, his positivity, energy and drive to succeed, ability to build a competent team, the network he has built, the communication and the investment structure the sponsors invested in themselves. ultimately, It is STILL our job as investors to monitor our money, ask questions and evaluate the sponsors' thru their reports.
