You create separate (or series) entities that hold the risky assets, which are themselves held by a holding company that is owned by two distinct legal entities (a single-member LLC is ineffective, and so is anything with two mirror entities such as husband and wife), each having a different class of membership interest and "poison pill" provisions that create tax ramifications for any judgment creditor that wants to attach the membership interest.

I have same issue so i have restricted it in all leases I suggest put in lease they can use other forms of weed ie food, lotion, pills, etc but not ignition nor anything that creates spark or ignites like cigarettes etc.Also i tell all my tenants that my banker (and my insurance company) says my loan is fdic insured and thus is using federal law which requires me via my loan and bank not to allow any weed or federally illegal substances on property.Also posted signs at all entrances.

Get comfortable with the process involved, get comfortable with the money involved and get comfortable with the risk involved with that investment.Then I would look for the numbers that work for you and your risk level and then be prepared when the perfect deal comes across your face and then jump on it.Once you do it a couple of time it will become easier.There is no magic pill, no magic class, it takes time to get to where you want to go.Good luck!!
