I'm a new to this game of investing, have cash, but what should I

Hi, so I just recently (maybe 1 year) have found out about Bigger pockets and have been listening to all the podcasts, reading books.  I'm a saver, so I have some cash to invest, but I don't want to force it into a "deal".  Where should I be looking to find investments, mutli, single family?  Or is the market too hot and I should just sit on it.  I"m a beginner in this, and I"m trying to get a team of real esate agent, contractor, inspector.  Any words of wisdom will be highly appreciated.
