I’m looking at a 3/2 or 2/2 potential MTR / STR in East Hill, those unfamiliar with the area it’s  about 10 min or less from downtown.

How to track potential growth in an area to see if a lot is viable for purchase and building spec homes on etc. 

I think it is a good market with growth potential and it still has properties they can be purchased from wholesalers for around $150,000 that after you put $40,000 they are worth around $240,000.

In your proposed case you would be compounding this negative position by taking away the best source of financing for a large percentage of potential buyers.
