The purpose of my post was to make others aware of the difficulties associated with selling entry level SFH's which tend to be in neighborhoods with limited owner occupant participation and when the owner occupant participation exists the buyer pool are the least qualified of the FHA buyer pool.

I also believe that having a mentor/coach/investor would allow me to learn, while participating in the project, and then allow me to rinse and repeat the process.  

There was an infamous mental health institution near me that was fully converted into townhouses and I hope everyone watched the Ghosthunters episode before they moved in!

Much less frequent, but we also weren't allowed to participate while my husband was a housing commissioner, as it would have been a conflict of interest.

Also, the dirty little secret is they can make MUCH more educating than actually participating in deals....
