Laminate is so susceptible to water damage- I put some beautiful laminate in one of my first properties and the tenant had an unauthorized dog who peed on the floor and warped it in numerous places.

After putting in numerous bids on reos and talking to other investors the general rule of thumb is 80% of FMV is about as low as you'll get in this market.Most banks are just sitting on properties letting them go to auction every two months until they finally sell.

This would save money in numerous places of the construction and also enable the builder to have vaulted ceilings and such since there would be no mechanicals or ducts in the attic.

I found the rule you referenced here, although it's not clear if it's referring to mortgages or some other type of unsecured loan:http://www.dfs.ny.gov/banking/licensedlender.htmI can't say I'm familiar with the laws on lending in NY at all, but I do know that NY is heavy on regulations and many of the lenders I work with that are licensed in numerous states don't lend in NY for whatever reason.
