Make sure you have a list of infractions to show them.

I would not hold the very old, minor infractions against them at all.

If it was yours, that's shady and potentially fiduciary infraction. 

With the lead paint infraction this brought the Health Inspector.

Then I realized that it would cost more to enforce an infraction than what the infraction was worth.  

Civil infractions incur fines. 

If you have 0 infractions, they will grant 5 years of inspection-free bliss. 

The people's republic of Massachusetts is incredibly slanted in favor of the tenant, it has a huge number of professional tenants who know way more about this than you do, and the courts love to hand out triple damages against the landlord for tiny infractions. 

Regardless, creditor and lending infractions under this law would be federal crimes.

For example, if you have to serve her a demand for nonpayment of rent each month, let's say it's a 10-day demand, and she pays in full within the 10-day deadline but you have to go through this EVERY month, you reach a point where you're allowed to evict her for multiple lease infractions.
