I’ve been doing a lot of research on the niche market of manufactured & mobile home investing and I’m interested in hearing about the experience of investors in the DC, Maryland, and Virginia (DMV) area.This metropolitan area is a more expensive and a smaller market compared to hot spots like Texas, Florida, etc.

This isn't always true, but in this area, where the military BAH dictates a lot of the rental prices and it's a very heavy vacation hot spot, the STR is generally a stronger play.

Sounds like a good plan to follow.Prepare for the worst and hope for the best.I am considering shutting down my vacation rental for a couple months or only renting to instate renters.I have turned off instant booking on both Homeaway and Airbnb to prevent people from hot spots renting per the SC governor's orders.I don't want to perpetuate the problem at the sake of making a buck.
