Ist off you have a horrible tenant!

So a deal that look great to one investor will look horrible to another and vice versa.

We own a restaurant building in Downtown Phoenix, and my tenant is having a horrible time with indigence hanging out or parking there at night and leaving dirty diapers and other items.

I had really horrible experience with Eagle rock.

Also, I have been extremely dissapointed with how high prices are to have people work on stuff, and then the cheaper guys seem to have horrible work quality. 

It's not in horrible shape, but it's old and outdated and been vacant for several years leading to a less than attractive home. 

Philadelphia has horrible landlord tenant laws some possible places in rought places like Allentown.

This is not too horrible when the "days on market" are in the single digits. but it will put a small GC out of business if the flip does not go well.

I have seen quite a few CRE platforms (Loopnet, Reonomy, Crexi etc.) and all have horrible ratings with the Better Business Bureau.What does everyone here use as a reliable source of info to prospect and be able to do due diligence?
