I know its a little harsh but its the truth.  

That said there are laws to keep everyone in line, your state might be harsh on this stuff.If you got the tenant call within the last 24 hours and you have the fix scheduled to be in the next 2 business days, I "personally" think that's reasonable, but the law is what matters. if you're within your lease and within the law, I would tell them to hold tight.

Perhaps I was harsh. 

I know that's harsh but its the law as well.in some states you get booted quickly and maybe the stress would bother her but if she is this far along in a foreclosure she has already dealt with stress.underhanded or secret after the fact deals be careful of.although post sale selling your redemption rights if your state has the right of redemption is very viable and toally legal.

I know that sounds harsh but that's how it is.

We are constrained on the West, South and North and East quickly becomes harsh.

If not you will need to pay a premium to get a 3-4 plex even if work is needed there will be no value play.A little harsh I realize, but the scarcity of 3-4plex is real and you need to know what you're dealing with so if you find the right one you are ready to lock it up rather than screw around and lose it.

@Harsh Patel , @Jay Hinrichs nailed it, as usual - if a provider uses 'used car salesman' tactics and 'scarcity' language, it's time to run!

I think, from what I've gathered via this discussion, is that our contingency was too harsh and due diligence too long and that we should offer more in earnest money.
