What looks rock solid now may blow up in your face later.Your documentation SHOULD include collateral and default provisions, along with the same contractual requirements you would have with an unrelated party.Doing the minimum for a long-term transaction makes about as much sense as buying the minimum amount of gas to get your car from point A to point B.

FYI...most kits that are built onsite will usually still need someone (a local contractor) to build a foundation, run utilities (water, sewer, electricity, gas) to the ADU, and build out any other necessary site-work: landscaping, patio/driveway, fencing, etc.

Level 1 all new lvp floors, switched from gas to electric, new heat/cool window AC units, fixed 2nd bathroom hot water, added shower to 2nd bathroom, new paint, and new windows.
