Hello BPer's,I purchased a property (vacation/STR) in Garden City Beach last year. 

These generally don't require as much infrastructure from the county (septic instead of sanitary sewer, usually no stormwater systems required), and I sell them to consumers wishing to build their own homes on enough acreage to have vegetable gardens, chicken coops, etc.

I am looking in the South City area near Washington University / Missouri Botanic Garden.

Tell me the other info and I can tell you how to deduct their home, property tax, house insurance and even expense their garden shovel and garden gloves.  

Smaller 3/2 homes can be had for $400-$500k in Windy Hill and Crescent Beach, and there's some options worth considering down in Surfside Beach and Garden City Beach. 

Uh, it's almost March…There are some green shoots - much like those pea shoots in my home garden right now (see obligatory pict below).

I knew right away these clowns did something very bad and when I went to look at their work it looked like they sprayed the paint on the wall with a garden hose with no nozzle on it and the paint looked like stalagmites and icicles pouring down the wall.

This  would allow me to pay down an additional $40,000 of debt, leaving more funds from the cash out refi for rehabbing a non-income-producing garden unit in another building that I have sitting there.

For example, adding a back deck, garden area and dog washing shed in a few of my properties to ensure I attract the best tenants and they appreciate living in my property (and don’t leave).

I'm sure I can get the deal done and these are garden style 3-4 story walk up style which are the low end of market rate
