Rents are $3K but we're aiming for $4.5K/month* Went from a 3/1 to a gorgeous 5/2 and from 988 sqft to 1,700 sqft* Spent $225K, with $150K on the basement and exterior, with the rest used for upstairs, furnishing and landscaping.

As I'm sure most of you know, a long-term rental is simple since the only recurring expense I own is the mortgage, whereas with a STR I'll own the mortgage, internet, utilities, furnishings, cleaning fees, etc. which just makes my projections a bit foggier.I'm looking for feedback on the below expenses and wondering what else I should be thinking about, that I don't currently have listed.

I list on every platform I know (Zillow and its affiliate, roomies, Turbotenant and its affiliate, Craigslist, furnish finder, etc.) and pay every small marketing fees offered by those platforms to get a premium listing and I filled my 6 bedroom house in two weeks.

We love our home which has a $2,400/month mortgage and we rent the furnished MIL downstairs for $1,600/month, so I plan to do the equity line of credit and continue living in this home.
