I just go in at the first of every month and code each line item to the corresponding property and note what the expense was for (Repair, HOA Fee, Mortgage payment, etc).

The fees and rate are generally higher on DSCR loans. 

The AMC charges a fee on top of the appraisers.

A common misconception is that real estate properties under $1M have a smaller tax basis and therefore do not benefit from a cost segregation study due to the associated fees.

They also know about real estate so less likely to charge you extra fees to get an appraisal or BPO because they can estimate the value themselves.

They can only collect the admin fee which is roughly $150/yr.  

If the LLC and its income are entirely outside California, it typically does not require registration with the California Secretary of State (SOS) or payment of California Franchise Tax Board (FTB) fees, even if you reside in California.

However, it may be prudent to wait until you acquire property in that state to create the LLCs to avoid paying all the necessary filing fees when you have nothing going on yet.  

And @Michael Plaks is correct that setting up in GA didn't avoid the CA LLC fee.
