If and when problems arise, you'll be happy to have a clear reference as to what all parties agreed to.Once you have your LLC, OA and JV agreement you should now be able to take title into your newly formed company, of which all parties/partners are co-owners in.I have plenty of experience structuring deals similar to this and endured both good and bad experiences.

There are a ton of past forum posts on this topic.The plus is that you have another partner to get the tenant to comply, they have an incentive to not be kicked out of the program, and at least part of the rent is stable.The negative is that you have to endure outsider inspections and you have a bigger chance to have a tenant who doesn't know how to care for a property.You absolutely still need to do great tenant screening.

If the applicant has a documented history of not paying bills, rent... then to me it’s too much risk and evictions are a lengthy and enduring process not to mention expensive for the landlord who did nothing wrong. 9 times out of 10 your renting to someone who has nothing to chase after to begin with so your throwing good money st bad money and we all know how that turns out.
