Mostly, I think you can take the nice profit and earmark it to other properties that give you a better return.

Problem: All my reserves are already earmarked for other activities so I do not want to pay cash.

We also both have IRAs that are technically a retirement vehicle in each of our names, but we are ear marking that money towards our kids college sicne you can pay for college from an IRA without penalty. 

The first wife got some and the second wife got some and college money was earmarked for the kid and the lawyers got 250k.

The analysis attached includes $9,000 of "upfront costs" that I have earmarked for property taxes. 

For what it´s worth, I would always rather rent like normal but earmark that revenue for a trip of my own where I can pick whatever place I like. 

When you do this, you end up with a smaller list and one that has you earmarking areas where you might have a small competitive knowledge or boots-on-the-ground advantage against areas where you know absolutely nobody and have to start from scratch virtually.
