Should I treat these properties like I would a standard flip or should I use more durable, yet less attractive finishes for the property since there's no guarantee the tenant will buy?

It's a lot cheaper these days and more durable!

One concern I would have is the durability of those rents.

I would probably add a garbage disposal to prevent clogged sink and would go with durable granite/quartz to prevent wear and tear.

I have always wondered about the durability of IKEA kitchen cabinets. 

Nothing special, just a durable white color that won't get scuffed up with high traffic/renters.2) Handyman - someone who can fix a few small things eg: closet door, sealing tiles, grouting, etc. 3) Property manager - I live too far away so won't be able to head to Seattle to manage the property, finding a tenant, etc.

But, you could even tell them that emergencies (think water damage or structural damage) could be authorized without your consent.However, also consider if there's someone else State-side you could designate with a limited or durable Power of Attorney (which you need to do anyway since you're deploying).

There are times where dated also means durable.
