@Nathan Gesner Funny you should say that as that is what we did yesterday ..we actually lowered it to $1685 and it looks like we have a renter  hopefully  ( fingers crossed ).Income verified , credit score etc It’s a bit low for me but we can get the mortgage paid, the heloc payments and the roof payments and still put some cash flow in  reserves each month as we will pencil out a bit.

My only experience is with non-payment of rent, and to me that's very cut and dry.

I did reach out to an agent using the BP tool and have been in contact with them, so fingers crossed.The first agent I started working with about a year ago was a friend of a friend (maybe that was the first mistake).

Cross my fingers, have had none and hope to not have any.

All the remediation company does is stop the leak/repair the plumbing, remove any wet materials, dry everything out with big fans and then replace whatever needed to be removed.
