They will ditch the landlord as soon as the going gets tough.Let him go, penalize him the best you can for terminating early, and get a real renter.

A lot of deals online won't make sense by the numbers, its a last ditch effort to oversell a property in many cases.

Many of these parcels are worthless properties (drainage ditch, land locked etc.).   

That's how I executed my first property and was fortunate it appraised for over $150k more than what I bought it for only 9 months after purchase so I was able to ditch the FHA and refinance, but that's a pretty extreme case.

Maybe they'll ditch their city center apartments for a 4 bed 2 bath home in the suburbs an hour or more outside the city.
