There weren't any obviously motivated sellers (that I was able to discern that is) from my first go round.2) I found an individual who was unwilling to rent the property I mailed about, but he holds 100+ doors of multifamily in my city and wants to meet for coffee and see what I might be willing to take off his hands...with his moving into higher end SFR he doesn't want the headache of the MF that he currently holds a large quantity of.

I have a question:I just got off the phone with a Real Estate Attorney (from Legalshield) because I wanted them to review some contracts for me to do some Wholesaling and Assignment of Contracts here in California.The individual tells me that I will need Real Estate License to do this.He says that I would be engaged in Real Estate Sales and considered a Broker.Now I have done a bit of research, but by all means, I am not savvy enough to contest his claims.So I come to Biggerpockets with this question and ask for any feedback or information that may help me discern the truth and get on the good road.Can anyone help shed light on this for me?

Garbage bins sometime contain evidence of cat food packaging or kitty litter disposal.I have a very discerning nose and can sniff out a cat fairly easily when I am in a unit doing work.

With all due and absolute respect - you've never invested in RE (outside of your own home), you have no team/contacts, and I would question your ability to discern between a syndication offering up a home-run opportunity versus one that's been underwritten with sky-high and unachievable expectations - many of the latter are marketed in such a way that your sold on glitz-and-glam as opposed to project fundamentals.
