Found a sick probate deal from an out of state family member who inherited.I was in so low that when I advertised with my 15k assignment fee, I was absolutely delighted when someone signed the addendum almost immediately and put in a deposit.At closing he sold to the real end buyer for 20k more.

For the safe bet neighborhoods in B'more (Canton, Fed Hill, Fells Point, and to a lesser extent Ridgley's Delight) few, if any, properties support even the 1% rule.
