I live in a cul-de-sac, and had a home share situation next to me for years.  5 guys living in a 4 bedroom house, with 7 vehicles between them. 

These are typically deductible in the year they’re done.On the other hand, improvements that better the property, restore it after substantial damage, or adapt it for a new use generally have to be capitalized and depreciated over time.Now, if the cost is $2,500 or less, you might be able to use the De Minimis Safe Harbor election to expense it immediately, rather than depreciating it.

I'm located in the Delaware Valley (NJ/PA/DE) area. 

If someone crosses the border the odds of them working a low wage job and living in D and C class housing is very high.

I’m a new investor and live in Delaware County.

Many I work with require a minimum 8 x 8 bordered area on the drawing just for their stamps and have rules on font type, size, drawing scale, information on the title blocks, line types, line weights, etc.
