if so, ask for closure reports for old tanks(3) check condition of spill buckets and make sure they are monitored. if not, should collect samples from around those structures. they often get dinked by snowplows and vapors may escape then condense into soil.(4) has property always been on public sewer since it operated as gas station. if not, did they perform auto repair?

@Nathan GrubbTotal guess: Sometimes when the house/bathroom is warm, the cold water will cause condensation on the toilet tank.

For example, you can't give a holiday gift to only who you think are good tenants because one of them would post "Thanks Sam for the $25 AMC movies GC my boy friend and I saw Avengers last night xoxo" then your other tenants who didn't get a GC will feel left out.I visit my properties once a month for regular maintenance, mostly for little stuff, like changing AC filters, test smoke alarm batteries, test GFCI receptacles, pour bleach down AC condensate drain lines, exercise water supply stop valves, feel under any drains to check leakage, test water heater T&P valves, etc etc etc...they do not need to be done monthly but that's what I do at each property.

It was better than nothing, but I wouldn't recommend it.The pros of a ventless are: efficiency, no need for ducting, typically higher-end.The cons: more expensive, they put heat in the room (may not be a con), need to drain condensate, may have smaller capacity than conventional units.
