The intended strategy is buy-and-hold.Below is my plan:1) Using my county's property search tool, pull a list of all 5-20 unit apartments built after 1960.2) Comb through and validate the entries (ensure that mailing address is the owner's rather than the LLC's registered agent's.

Fast forward to today:  I've had a chance to thoroughly comb through the numbers and the post I made earlier today is the more accurate of the two.As I mentioned, I am still going through J.

Most agents aren't working with buyer's who are so committed to buying that they have paid money up front, many of their hours are spent combing through all of the tire kicker's endless questions so most agents working with investors aren't closing sales at the rate I am.

We have been combing through the current tenant leases and have found one tenant that has a pet addendum for one cat.

I will be going over all of the information I have received from the current owner with a fine toothed comb again along with all of your information, so that I can list out everything I need to do in my next steps.I could not do this without you all!
