Your goal is to build a passive real estate portfolio (we can discuss what passive means to you), so while I don't condone throwing $100k into a deal without even a basic understanding, alternatively doing so will teach you far more lessons than reading a book will.  

Any pitfalls or lessons learned you wish you knew before your first syndication? 

If I was looking in PG County, I think Hyattsville and College Park would be my main targets.

College students or families?

They are going to have the real costs and lessons learned that will save you lots of time and potentially headaches. 

If it is indeed less on the other estimates present it to the PM, if they are the same price then you know the PM probably did the same digging to find the right company for the job.
