My fear with doing the latter is the fact that a HELOC is looked at like any other revolving line of credit and that would badly impact my DTI...any thoughts?

Now that you did that, you changed your loan and that means you do not have the money available on a revolving line anymore when you paid back some of it.

Someone in my Facebook group shared an awesome resource for remotely monitoring properties. https://www.wyzecam.comObviously you would still need wifi but these are way cheaper than Nest Cams and get great reviews.
