Nowadays we've only been sticking to class A properties (avoiding super high-class) because they tend to attract A class residents :) 

If they are such a bad deal why is there so much buzz around them?

At my investor meetups the new buzz word seems to be "Creative Financing"... subject to deals, seller financing, etc.  

Market is so constrained that it would have to be some horror movie type stuff to justify that kind of discount, and even then someone would still take it for 1/3 of that discount (at worst) nowadays

Just a heads up, though, finding those dream deals might be trickier nowadays, so be ready to invest a bit more upfront.Also Keep an eye on your budget as you scale up.

Nowadays I use what I've learned and help investors building their rental portfolios in class C neighborhood while personally I either build Padsplit in class C or build high end vacation rental in class A area and hold them. 

At some point early on you will have to pull the trigger and have them do the work so they see that there is a symbiotic relationship.This used to be true, but nowadays you will just lose out on a lot of really good and talented GCs who are tired of being told - "hey take a look at this house for free and I'll give you a lot of work in the future....as long as you work for cheap".

My thoughts:1) Check the new regulations, with A2P, they may be clamping down on cold texts and most may not even be getting delivered nowadays.2) Just texting is much too passive.
