Was wondering if anyone could help design and install some decent furniture.

This doesn’t need to be too expensive or complicated, simple touches like decluttering, rearranging furniture, and adding tasteful décor can create an inviting atmosphere.Invest in professional photography to showcase the property online, as captivating images can attract more potential buyers.

Renters insurance price will vary depending on the value of the renters' personal possessions (furniture, clothing, artwork, jewlry, etc... whatever the renter chooses to have the policy cover) in the rental  the liability amount will be added to that base.

Check with CPA but furniture has its own depreciation schedule (7 years I believe).Ultimately I would check with your CPA to see if it is even worthwhile, and your lender to see if it is even possible.  

With either option, you will need to invest in the same or similar furniture package. 

Outside sitting furniture is good but if it is on the lawn don't get heavy furniture as the lawn guy has to move it.

For the carpet, do they have to move all the furniture in and out of the room?

The furniture packages they have are very expensive, but it supposedly adds 25% to your total bookings. 

They have no car, little to no furniture, a cell phone that is sometimes on and sometimes off.
