Try looking into zillow/Redfin and see what your potential rents you can get near the neighborhood by filtering the bedrooms/bathrooms of the intentional property that you are planning to buy.

My guess is the dishwasher could be another plumbing issue where they don't scrap dishes and the filter or inlet is clogged. 

They expect us to replace lightbulbs, won't change furnace filters and we also have lawn maintenance issues with them.

While cap ex is inevitable, there are certainly ways to prolong the life expectancy of major services such as scheduled filter changes, scheduled drain clearing, etc.

Funny enough I never filter by Sale by Owner so will definitely look into that while I educate myself in best ways to approach the owners and convince them why it would be great for both. 

I just did a Search of BP using the search button for "Brooklyn Property Manager" and filtered by members.

Hoping to breathe life into this thread... for those with Baselane, I just realized their hours are super limited, which is a problem because I'm trying to log into my account and the website is looping.

Maybe filter by people with no or low mortgages and/or people with 90 day notices, or people whose taxes were sold.
