The first 10 min of the conversation was her explaining how she could not afford the electric bill and had to make monthly payments, owed her baby's daddy child support, owed the IRS 20k +, had her wages garnished and had less than $50.00 in her bank account. 

For reference, I am self-employed (I run my own online clothing business, i am 1099-k) and I've always been told that it'll be hard for me to get a conventional mortgage when you're self employed, so I am specifically asking about other types of loan options.

I'd offer an easy online solution if they don't want to use their own provider.If a tenant can't afford renters insurance can they afford to replace their clothes, furniture, electronics, stay in a hotel, etc.?

I have reserves so I sleep like a baby and don’t worry about all these late tenants I have every month.
