I have no problem handling the debt with my overall income, but the bank is putting pressure on me to do something now. 

There is an upsell; but, they don't put too much pressure on you. 

I was also looking at the Delaware Statutory Trust but there is a lot of pressure for the 1031 to end. 

Do NOT commit to anything during walk-thru as tenant will try to pressure you to agree to waive repair issues.

And if you do not think you will get caught, a lot of nosey neighbors will call you out on it (we did not rent a basement but we had built a shed as an outdoor dog house that was heated and air conditioned and someone called about that on us...).

I am not confident that the deportation of illegals will help with the pressures of declining rents or reducing inventory.
