I have RIGL 45-24-37 bookmarked which says:an accessory family dwelling unit in an owner-occupied, single-family residence shall be permitted as a reasonable accommodation for family members with disabilities or who are sixty-two (62) years of age or older, or to accommodate other family members.

Arlington county has relaxed its standards for accessory dwelling units (https://housing.arlingtonva.us/plans-reports/accessory-dwelling-ordinance-update/).

Meaning if this listing could be one main house with 1 small accessory apartment in theory it would appraise for much more.

The surrounding areas I mentioned have multifamily properties and single family homes that are great candidates for ADUs (accessory dwelling units).

As far as accessory storage and things like drawer organizers . . . . these things don't tend to have a tangible ROI, but but but . . . they can reduce the friction-points in a home that lead to tenants turning over more often than is good. 

@Nikki Closser similar story: we recently closed on our first investment property three days before closing on our new primary residence lol :-) We also relocated, sold our house in Los Angeles - which we had rented out with Airbnb and had built an Accessory Dwelling Unit in the backyard, and moved to Columbus Ohio.
