If the former case, if the trustee is an individual, can that person represent the Land Trust in court pro se?

They are ordinary income and will be subject to SE tax if you do not choose a correct entity.

This is why management fees will be not subject to SE taxes.

You do not need to do any of those tests for short-term rentals.They are one of six exceptions to the per se passive rules.It's in the temp regs 1.469-1T Exceptions.
